KPHB Land Prices Touch ₹2.70 Lakh Per Square Yard as Housing Board Records Strong Revenue

Hyderabad: Land values in one of Hyderabad’s established residential hubs have reached another notable milestone, with a Telangana Housing Board property in Kukatpally Housing Board (KPHB) fetching ₹2.70 lakh per square yard. The latest transaction underlines the continued demand for land in well-established parts of the city.

The sale also generated ₹47.14 crore in revenue for the Telangana Housing Board, making it a significant transaction for the government-owned agency. Housing Board Vice-Chairman V. P. Gautham confirmed the record price achieved by the land parcel.

KPHB Emerges as a High-Value Land Market

KPHB has developed over the years into a major residential and commercial destination in western Hyderabad. Its established neighbourhoods, access to major roads and proximity to employment centres have helped sustain demand for both residential and commercial properties.

The latest land transaction provides another indication of the premium buyers are willing to pay for strategically located plots in the locality. At ₹2.70 lakh per square yard, the achieved price represents a substantial valuation for land in an already developed urban market.

The transaction is particularly significant because it involves Housing Board land being monetised through a sale, adding a sizeable amount to the agency’s revenues.

₹47.14 Crore Revenue from the Transaction

According to the information released by Housing Board authorities, the latest sale brought in ₹47.14 crore. The revenue reflects the strong market value of land parcels held by the government agency in KPHB.

The Housing Board has been using sales of its land assets as a means of generating revenue from valuable properties. The latest KPHB transaction adds to that strategy, with the locality continuing to command strong interest from prospective buyers.

The price achieved also demonstrates how land values can differ significantly from apartment prices in the same neighbourhood. While residential properties are generally discussed in terms of price per square foot, land transactions in established locations can reach much higher values when calculated on a square-yard basis.

Why KPHB Continues to Attract Buyers

KPHB benefits from its position within Hyderabad’s western urban corridor. The wider Kukatpally area is surrounded by several established residential neighbourhoods and has developed extensive commercial infrastructure.

Its connectivity to major employment and business districts has also supported the area's real estate appeal. As Hyderabad expanded toward areas such as HITEC City and the western IT corridor, established locations such as KPHB gained importance because they offered mature infrastructure and access to multiple parts of the city.

Property-market data also indicates that KPHB has experienced upward movement in residential asking prices. Available 2026 market data places average apartment asking prices in the locality at around ₹9,050 per square foot, although actual prices vary considerably depending on the property, location, age and specifications.

Land and Apartment Markets Tell Different Stories

The ₹2.70 lakh-per-square-yard transaction should not be interpreted as the standard price for every property in KPHB. A record transaction involving a particular Housing Board land parcel can reflect factors such as location, plot characteristics, development potential and competition among buyers.

Apartment prices, meanwhile, are influenced by factors including construction quality, floor area, age of the building, amenities and proximity to specific roads or commercial areas.

This distinction is important for homebuyers and investors trying to assess the broader KPHB market. A record land auction can establish a benchmark for premium plots without necessarily representing the price that every landowner or property seller can command.

A Sign of Strong Demand for Established Locations

The latest transaction nevertheless highlights a broader trend in Hyderabad’s real estate market: land in established and well-connected neighbourhoods continues to attract significant investor attention.

KPHB has already undergone substantial urban development, meaning large vacant land parcels are relatively limited compared with newer growth corridors. When sizeable or strategically positioned plots become available, competition can therefore push the final transaction value considerably higher.

The ₹47.14 crore revenue generated by the latest sale gives the Telangana Housing Board an important financial boost while simultaneously highlighting the increasing monetary value of its land assets.

For Hyderabad’s property market, the KPHB transaction is another indication that demand for strategically located land remains strong. As the city continues to expand, established localities with mature infrastructure and connectivity are likely to remain important parts of the real estate landscape.
